5 Simple Tips for Negotiating

by J. Hamilton Fraser on May 12, 2010

When negotiating, here are a few tips to keep in mind. These tips were originally intended for real estate in Cincinnati OH, but they can be applied to almost any financial transaction.

Be prepared to say no: Never get emotionally attached to any asset you are considering purchasing, because if you do get attached to it, you may have to pay the full listed price and if there is a sellers’ market you could very well have to pay even higher than the asking price for the property. This is why you need to look at more than one option in terms of property. If the seller is seen to try and arm twist you into shelling out a higher amount, you can look at other options and move ahead. There are some cases when the seller realizes that he/she may not get the price they had originally desired. So if you are on good terms with the agent, you may get a more suitable offer later from the same agent for that property.

Ask for more than you need: The property buying process is a bargaining process. There is always some give and take involved in the deal. This is why you should never start off with your desired position. If you do so, your desires could get whittled away and you may end up with less than what you initially wanted. Some of the features that you can bargain for are for payments on inspections, title insurance and such other features that will not stay with the property. If you add features that you do not want to get actually, you can trade these up for features that you actually need or else you can get more than what you had expected. This is however a function of the level of desperation of the seller to sell it off. It also depends on the negotiating ability of the real estate agent.

There is no need to meet exactly in the middle: Some people scuttle the negotiation process as they want to save time. This is why they look at doing a deal which is exactly half way down the middle. This works out well for those who feel that the deal is in their budget range. But if it’s not something that works out for you, you should not get the agent to steamroll you into anything. You should always take time to deliberate on the issue and then get a sense of what is needed. If you take time to consider the deal, as a seller you can reexamine the position. Sometimes you may like to meet half way. If the seller is rather desperate to sell, you may actually get a deal that is more than half way towards your side.

Don’t let go any ground without getting back something: Sometimes the seller may be asking for a few days to move out of the house after packing up. This may be okay with you, but as the buyer you should get something in return. This will help you save many future problems. If you do not ask for anything in return, you may be viewed as a ‘softy’ or a ‘pushover’ by the seller and he/she may start taking advantage of your goodness. If you make sure you ask for a favor when you give one, it will ensure that you are respected by the other party.

Some more tips: Even if the price is good, don’t accept it at face value without flinching, but watch out for this if you’re a FSBO selling your Mason OH home. As we are human, we always wonder if the price being quoted is actually fair or decent. This is a principle that is applicable in various cases. This is why you should not accept the very first offer made because while you did not start off at the best offer, perhaps the other party wouldn’t give their best deal either. If you are still not sure about the veracity of the terms, you can appeal to a third or outside party. To avoid hasty and bad decisions, you can buy more time saying that you have to consult your wife about the deal or perhaps make an excuse that you need to get the concurrence on the proposal by your business partners and associates that matter.
